Draft Development Brief prepared for former Guernsey Brewery site
The Environment Department has prepared a Draft Development Brief for the former Guernsey Brewery Site, Havelet and the Strand, St Peter Port. First used as a brewery in 1845, the existing buildings on the site form a prominent feature in the historic townscape of St Peter Port, as well as being a key landmark which defines the southern edge of the Town’s urban core. The brief has been prepared to provide planning guidance on how the site should be developed and outlines the key development principles for the site. The public are invited to comment on the draft brief for the redevelopment and whether it meets the needs of the local community.
The Guernsey Brewery site includes the original brewery buildings on the site, bounded by the South Esplanade to the east, Havelet to the south and the Strand to the west. It incorporates the building on the corner of Havelet and the Strand which was used as a brewery storage building, the manager’s flat and an extensive area of land to the west of the Strand. Finally, it includes the residential property ‘Sea View’ at the northern end of the site.
The Urban Area Plan makes policy provision for a range and mix of alternative uses on the site, such as residential, retail, leisure and entertainment and tourism which could contribute to the attractive and lively Town quayside environment. The site is of exceptional importance in townscape terms and warrants development that is of particularly high quality and design distinction, to enhance and contribute to the character of the South Esplanade and the waterfront.
The Draft Development Brief clearly sets out the development principles to be adopted in the redevelopment of this key site in St Peter Port. The Environment Department would welcome comments from the public on the development principles set out in the Draft Development Brief and whether these meet the needs of the local community.
Copies of the Draft Development Brief are available from the Environment Department Reception at Sir Charles Frossard House or may be viewed on the States of Guernsey website with comments invited by the 24th September 2010.
